What we buy

A lot has to pass every item below, so screening up front saves us both time.

📍 Markets

  • Core markets: North Carolina, South Carolina and Georgia
  • Also buying: Arkansas and Florida
  • Rural and small-town areas where new manufactured homes already sell well

📋 Zoning

  • Manufactured homes (not just modular) must be allowed on that specific parcel
  • If you've confirmed this with county zoning, tell us. It moves your deal to the top of the pile
  • Flag any deed restrictions, HOA rules or covenants that ban manufactured homes

📐 Lot size

  • At least ½ acre of usable, buildable land (more is welcome)
  • Homes typically run 1,800 to 2,040 sq ft. The lot should fit that, plus septic and setbacks, comfortably
  • Lot size should match the area (a tiny lot surrounded by 2-acre homesites won't comp well)
  • Large tracts that can be split into several homesites through a minor subdivision are welcome too

⛰ Slope

  • At least ½ acre under 15% slope
  • Flat or gently rolling is ideal. Steep or heavily graded sites usually don't work

🌊 Flood zone

  • FEMA Flood Zone X only
  • Zone A, AE or any other flood zone is a no, even if only part of the lot is mapped

🌱 Soil & septic

  • Adequately drained soils
  • A small poorly drained corner is fine if the buildable and septic areas are clear
  • Wetlands or mostly hydric soils are a no
  • Perc/septic is the #1 thing that kills deals. A passed perc test, an existing septic permit or a soil evaluation makes a deal much stronger

💧 Water, sewer & power

  • Water: public water, or a site where a well is feasible
  • Sewer: public sewer, or a site that will support septic
  • Power on the road or reasonably close

🛣 Access

  • No landlocked parcels. We need road frontage or recorded legal access
  • State- or county-maintained road frontage preferred
  • Private roads and easements are okay if recorded and passable for home delivery

🏡 Comparables

  • Recent sales of newer manufactured homes nearby, ideally built 2021 or later on similar lot sizes
  • Areas where new manufactured homes sell to owner-occupants with FHA/USDA financing are our sweet spot
  • No nearby comparable sales usually means the numbers won't work

💵 Price

  • The land price has to leave room to put a new home on it at a price local buyers can afford
  • Send your best number. We underwrite quickly and will give you a yes or no

📨 What to send us

  • Parcel ID (required) and county
  • Address or GPS pin
  • Acreage and asking price
  • Zoning, and whether manufactured homes are confirmed
  • Any perc, septic or well info
  • Road frontage and access details
  • Photos or survey if available

🚫 Quick no

  • Flood zone other than X
  • Manufactured homes not allowed
  • Landlocked
  • Failed perc with no septic option
  • Mostly steep or wet ground
  • No nearby manufactured home sales
